Navigating Insurance Claims After Storm Damage

Maryland sees its share of severe weather — from summer thunderstorms and hail to winter ice and high winds. When a storm damages your roof or exterior, the insurance claims process can feel overwhelming. Here's what you need to know to navigate it successfully.

Document Everything Immediately

As soon as it's safe, take photos and videos of all visible damage from multiple angles. Include wide shots that show the scope and close-ups that show specific damage. Note the date, time, and weather conditions. This documentation is critical for your claim.

Contact Your Insurance Company Promptly

Most policies require you to report damage within a specific timeframe — often 30 to 60 days. File your claim as soon as possible and keep a written record of all communications, including the names of representatives you speak with.

Get a Professional Inspection

Before the adjuster visits, have a licensed roofing contractor inspect the damage and provide a detailed written estimate. This gives you an independent assessment to compare against the insurance company's evaluation. A good contractor will meet with the adjuster on-site if needed.

Understanding Your Adjuster's Assessment

Insurance adjusters work for the insurance company, not for you. Their job is to assess the damage fairly, but their initial estimate may not cover everything. Review it carefully and don't hesitate to push back if legitimate damage was overlooked or undervalued.

Know Your Policy

Understand your deductible, coverage limits, and what's included. Some policies cover full replacement cost, while others only cover actual cash value (which factors in depreciation). If you're unsure about your coverage, ask your agent to walk you through it.

Avoid Storm Chasers

After major storms, out-of-town contractors often go door-to-door offering quick repairs. Be cautious. Work with a local, established contractor who will be around long after the job is done. Never sign a contract that assigns your insurance benefits to a third party.
